To make a booking

Please contact us either by phone or E mail with your choice of dates, we can then verbally confirm if the house is available

Deposit / Payment

A deposit of 20% of the rental charge is due on the day you make your booking please forward a cheque to the address below, made payable to: Sam Styles

You will then receive written confirmation with the balance due which should be paid not less than six weeks before your due arrival date. If you book less than six weeks before the arrival date the full amount for your holiday rental is due immediately upon booking

Note: Deposits are non-refundable

Cancellation of your booking

If you have to, or wish to, cancel your booking or cut your holiday short please contact us as soon as possible. You will be liable for any cancellation charge we have to make, it is recommended to take out Holiday insurance.

Cancellation of your booking by us

If the property cannot be made available for the period booked and we are forced to cancel your booking (i.e. for circumstances beyond our control) then all monies paid will be refunded and there can be no further claim against us as owners

However, no compensation is payable for any minor changes to the property or contents that could not reasonably be expected to affect your confirmed booking.

The Property

Property rental starts at 4.00 p.m. on the day of arrival and ends at 10.00 a.m. on the day of departure. You and all members of your party agree to keep the property clean and tidy and to leave the property in a similar condition as you found it upon your arrival.

Electricity, Fuel (oil & coal) Linen & towels are included in the hire charge.

Strictly no smoking inside the property.

You must only accommodate the number of people agreed with us.

Two well behaved dogs are welcome. Dogs should not be allowed on the furniture, in bedrooms and should not be left unattended please try & walk them on a lead due to sheep in area.

We reserve the right of entry to the house for the purposes of inspection or for Maintenance.

Liability

We shall have no liability for death, personal injury, damage or loss of property unless this results from our own proven negligence by. Hirers of the property must take all necessary steps to safeguard all persons staying at the property as well as safeguarding the personal property of those same persons.

You are responsible for the actual costs of any breakage or damage in or to the property, along with any additional costs that may result, which are caused by you or any members of your party.
